Plans for 'major investment in new, energy-efficient homes'

Douglas City Council says it's looking for suitable sites in the centre of the capital for a future social housing development.

It's asking any landowners, developers and other potential partners to submit Expressions of Interest by the end of the month.

The authority wants freehold sites capable of accommodating what it describes as a 'a modern, high-quality housing development' as it advances major investment in new, energy-efficient homes.

It aligns with its plans to sell vacant council-owned properties on Marathon Drive and Falcon Cliff Terrace, which it says will free up capital for reinvestment direct into new public sector housing.

Council Leader Devon Watson says: ‘Everyone deserves a safe, decent place to call home - it’s a basic human right. We’re committed to doing everything we can to make it a reality for people across our city. We have a financially sustainable development model that lets us use the assets we already have to open up more housing options, both in the public and private sector.

‘We welcome hearing from organisations with suitable sites or ”design-and-build” proposals and look forward to receiving Expressions of Interest in due course.’

Chair of the Housing and Property Committee, Councillor Peter Washington, says: ‘It’s our intention to create a new social housing development to build upon the success of recent developments, including the Thomas Keig and Mary Halsall apartments on Peel Road and the newly completed James Brown apartments on Snaefell Road, Willaston, ensuring the Council continues to increase its Public Sector Housing Stock.

‘These projects set a clear benchmark for quality, environmental performance and accessibility and the Council intends to maintain this standard for all future housing schemes.’

The council says sites with outline or full planning consent, offering land suitable for a minimum of 10 apartments (with no upper limit), are preferred, although land with demonstrable development potential will also be considered. 

It's also inviting submissions relating to design-and-build packages that include the freehold transfer of the land.

The deadline for submissions is 31 December at 5pm.
