Call for clarity over development challenges
The dock land site in Liverpool earmarked by the Manx government as the potential base for a new ferry terminal, is a stand-alone structure, unconnected to land.
Liverpudlian Harry Edmondson has been travelling to the Isle of Man by sea for 66 years - and has a keen interest in ferry operations.
He says diagrams released to the public of Prince's Half-Tide Dock do not show the full extent of work required to create a workable terminal.
Last week Tynwald approved spending £3.5 million to buy the site, if ferries are evicted from the current Pier Head facility.
Mr Edmondson says a major extension and back filling of the Half-Tide dock are all possible - at a price.
But he says the plan leaves key questions about access unanswered:
