Offices in Douglas could be turned into apartments due to a lack of interest from tenants.
Ellis Brown Architects wants to change first, second and top floor offices, on Bucks Road, into two self-contained residences.
It says the premises have been empty for four years.
Car parking is already available for the prospective flats.
