Planning permission is being sought for Argyle House to become a cafe and events space called 'Dougie Butties'.
The building on Church Road Marine in Douglas was previously used as offices, but the new business is looking to add a bar, an events room and a deli counter to the building.
In the application it says external alterations to the property include painting and restoring walls and railings as well as outdoor seating and a wheelchair ramp.
It also has a proposal for creating an events room in the building's basement for live entertainment and film screenings.
The application is currently pending consideration.
