Plans to redevelop the former University of Liverpool marine laboratory in Port Erin have been finalised.
The Department of Infrastructure last year reached agreement with the owners of worldwide shipping magazine Sea Breezes.
It means the site, which was home to the educational facility until 2006, should become the base for the publication.
Plans for the headquarters also include a 12-bedroom hotel and facilities to cater for activity holidays, such as a dive centre, cafe, lecture theatre, small business units and an extensive photograph and book library.
Sea Breezes editor Hamish Ross describes the project as exciting and sustainable, and says it will provide substantial investment and attract new business to Port Erin.
